✅EU Citizens

  • No restrictions: EU citizens can buy and register unlimited properties in Cyprus

  • Same rights as Cypriot citizens when buying real estate

🌐Non-EU Citizens

  • Permission required from the District Office

  • Approval typically takes 2–4 weeks

  • Each non-EU family can normally purchase:
    o One apartment or house
    o A villa on a plot up to 4,014 m²
    o A plot up to 4,014 m² (if a house will be built)
    o One small office (250 m²) or shop (100 m²) plus one residence

👉 A non-EU spouse of a Cypriot citizen does NOT require special permission.
